What happened

The Reserve Bank of India (RBI) has updated the rules for Housing Finance Companies (HFCs) — companies that give home loans. From January 1, 2027, these companies must follow a new, comprehensive set of conduct rules when they try to recover unpaid loan amounts from borrowers. The old, separate recovery agent guidelines for HFCs are being replaced by a unified set of rules that apply across all major lending companies.

Why it matters

Earlier, different types of lenders had different rules about how their recovery agents could behave. RBI is now bringing all major lenders under one consistent set of responsible conduct rules. This is meant to protect borrowers from harassment or unfair practices by recovery agents.

What to check

  • →Check if you have a home loan from a Housing Finance Company — such as HDFC Ltd, LIC Housing Finance, or similar — as these new rules will apply to them.
  • →Find out what your rights are if a recovery agent contacts you — RBI rules limit when and how agents can reach you.
  • →Ask your HFC for a copy of their Fair Practices Code so you know what behaviour is acceptable from their recovery staff.
  • →Look at RBI's 'Responsible Business Conduct Directions 2025' guidelines online for the full list of borrower protections that will now apply to HFCs.
  • →Consider keeping a record of any communication from recovery agents — this can help you raise a complaint if their conduct crosses the line.
